As a Construction Manager / Planner, you’ll lead on-site team support efforts through multiple phases simultaneously as part of a large multi-year construction upgrade program within an occupied, operable facility. You’ll bring direction, facilitation, subject matter expertise, proficiency with issue resolution, and a relationship-oriented approach to aid in the success of this construction program.  We’ll ask you to focus on construction surveillance and documentation, contractor performance measurement and reporting the status of compliance in the areas of project cost, schedule, quality, and safety. You’ll also participate in regular key meetings with the client and contractors to ensure timely resolution of any items with significantly impact a budget and schedule.

You’ll Also be Responsible for:

  • Being the main point of contact for all on-site work
  • Monitor Contractor’s schedule performance; review progress against the approved baseline and assist in the evaluation of Contractor’s monthly updates
  • Monitor compliance with contractual obligations such as Management Plan, Quality Control Plan & Safety Plans
  • Manage QA personnel and coordinate day-to-day QA tasks during construction, including inspections
  • Manage coordination between Contractor and Operations and Maintenance to ensure neither contractor’s work nor operations are impacted
  • Coordinate with contractors and clients to ensure inspections and final acceptance testing dates support the overall Program schedule
  • Review work-in-place to ensure compliance with technical requirements and future operational and maintenance requirements. 
  • Review, investigate, and advise on monthly contractor invoices and payment requests
  • Assist with change order reviews for legitimacy and cost reasonableness
  • Manage issue tracking and follow up until resolution
  • Assist in contract review and negotiations when needed
  • Assist in RFI & Submittal review/response, and ensure they’re tracked and incorporated appropriately
  • Monitor commissioning process and coordinate with Commissioning Agents
  • Perform punchlist walks and assist in Project Closeout 
  • Attend all major Owner/Contractor meetings
  • Aide in preparation of concept baselines (estimates, schedules, scopes) for future phases
  • Assist in the development of monthly reports 
  • Monitor contract document administration (contract changes, Bulletins, RFIs, etc.)
  • Adhere to client-specific electronic filing and filing for archives
  • Bachelor’s Degree in Architecture, Construction, or Engineering is preferred
  • 10+ years of Project/Construction Management experience with a preference for experience working on large, occupied projects
  • Requires extensive knowledge of construction-related processes, as well as a thorough knowledge of industry practices
  • Knowledge of pre-design and pre-construction, delivery systems, components, commissioning, and project close-out
  • Ability to multitask or manage/support multiple projects simultaneously
  • Extensive written and verbal communication, organizational, and planning skills
  • Experience with Microsoft Office and industry project software packages
