Job Description:
The Pre-Construction Manager (Industrial Facilities) will work with our in-house project Design Teams and other licensed Professional Engineers, Governing Authorities, Subcontractors and Clients to manage pre- construction projects in the food, beverage, and Life Science manufacturing sectors. Experience on the contract administration side of construction projects, Negotiating contracts, Putting bids together for final presentation, Familiar with one or more SW packages such as; ProCore, Bluebeam, MS Project, Office, Outlook, Timberline, AutoCAD, Revit.
Responsibilities
Develop and maintain an effective preconstruction program to produce conceptual and preliminary budgets and schedules, establish and maintain a list of prequalified vendors and subcontractors, develop and maintain master bid documents and scopes of work and participate in procurement of major project scopes of work and equipment.
Preconstruction
- Maintain master project estimating database
- Maintain master project historical cost database
- Maintain a master list of prequalified vendors and subcontractors
- Maintain master bid documents, bid forms and scopes of work
- Maintain master project schedule templates
Planning and Scheduling
- Develop take offs from initial planning documents
- Participate in developing initial project estimates
- Develop a preliminary project schedule
Procurement
- Participate in developing and/or reviewing a project bid list
- Work with planning and project teams to develop scope of work break downs
- Participate in developing and/or reviewing subcontractor scopes of work
- Review subcontractor bid to ensure conformance to the bid packages
- Propose subcontractor selections to the Project Manager
- Participate in and/or reviewing project managers major material purchase recommendations.
Project Management
- Update project estimate based on review of 30/60/90 percent Drawings
- Review and establish with the project manager critical dates prior to proceeding with detailed scheduling
- Advise project manager of procurement activities
- Participate in post project review with key project personnel
Quality Control
- Monitor actual verses budgeted cost for major procurement items
- Monitor actual verses projected project durations
- Take actual bid results using pre-planned bid forms and deconstructed bid results to feed back into the estimating master database so it’s constantly updated for regional and trade specific results.
- Provide feedback from subcontractors to engineering related to drawings, specifications, equipment part numbers and design approach for the purpose of continuous improvement.
Additional
- Manage a team of estimators, project engineers and scheduler
- Conduct annual performance evaluation of direct reports
- Provide periodic reports on workload and department accomplishments
- Participate in the development and maintenance of an updated company operations manual
Requirements:
- Ideal applicant will have 10 yrs. minimum and 20 yrs. maximum total experience in various construction roles. (Project Engineer, Site Superintendent, Construction Project Manager)
- Minimum 5+ years’ experience in pre-construction management (Industrial structures experience needed) with overall project responsibility ideally gained from an A&E design build firm.
- Highly desired is experience as pre-construction manager for industrial structures aimed at the food, beverage, and consumer products, pharmaceutical or related industries.
- Pre-Construction experience with industrial projects with values ranging from $50K to $50M.
- Project experience and working knowledge of process systems and ability to read P&IDs.
- Proficiency with Microsoft Outlook, Word, Excel and MS Project is desired.
- Manufacturing site experience is preferred.
- Relocation: we are looking for candidates reasonably local to the area. For highly qualified applicants outside of the local area some relocation assistance is available.
- Willing and able to travel as necessary for project requirements to include but not be limited to: project specs and start-up activities, client meetings, company sponsored meetings, trainings, industry related seminars, forums, or conventions, etc.
Education:
- BS Degree in Engineering, Construction Management, or related technical degree field.
- Equivalent years of experience in Pre-Construction operations Management for manufacturing facilities can be substituted for degree.
Licenses and Certifications:
- Completion of OSHA 10- or 30-hour training certification desired
- Construction Project Management accreditation / certification desired (or equivalent experience)
