The REM is a vital member of the West Region leadership supporting our engineering team.
• Lead and support the engineering staff to create a high-performing team.
• Support building operations through a highly integrated facilities management and engineering team to assure high infrastructure availability and client satisfaction. Drive a one team – team.
• Ensure that communication with the engineering and facilities management staff is effective and thorough.
• Maintain and support a Critical Environment Management program reflecting client requirements and industry best practices.
• Provide Subject Matter Expertise to the region and account to support improvements in reliability, service delivery and problem management as required.
• Develop and implement operational guidelines for client’s critical environments to be implemented by our Engineering and Facilities Management teams.
• Monitor performance against key performance indicators including uptime and business interruptions.
• Monitor work order performance across the portfolio, working collaboratively to address issues and ensure closure times meet KPI targets. Work with the client and Facility Managers to prioritize work to ensure uptime.
• Manage departmental staff (union and non-union), including selection, scheduling and job assignments; counseling, appraisals and recognition; recommending salary, promotional, disciplinary, termination, and other personnel actions.
• Understand the engineering design and operational aspects of all facility’s systems and equipment. Strong emphasis on UPS, SEP, MEP systems and raised floor computer environments.
• Must be able to immediately recognize system shortcomings, respond to operational and emergency situations, and provide technical guidance and direction during real time problem management. Also must be able to act in a consulting capacity on projects and new design.
• Work collaboratively with the Energy Management team to develop programs that reduce energy consumption and increase sustainable practices.
• Manage CMMS for all facilities to assure on time pm completion and adherence to maintenance standards.
• Provide training and support aimed at expanding the capabilities of the operations and maintenance staff, specific duties include and are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.
• Support operations and capital budget development to ensure equipment, systems and critical environment considerations are met.
• Recommend and estimate facility infrastructure repairs and improvements for inclusion in the annual budget.
• Drive compliance with departmental policy for the safe storage, use and disposal of hazardous materials.
• Manage and maintain critical systems maintenance contracts. Oversee and schedule vendors and assure they are performing as specified.
• In conjunction with the Facility Manager manage and maintain MEP documents and drawings. Develop MEP “Best Practices” documents for use in construction, maintenance and operations of Critical Facilities to ensure consistency across the region.
• Responsible for insuring that staff and vendors working in the Critical Environment space are properly trained and familiar with all critical environment practices and guidelines.
• Responsible for insuring that staff and vendors are properly trained and familiar with all safety procedures, i.e. Lock out Tag out, confined space and hazard communication
• Inspect Facilities on an ongoing basis to determine effectiveness of operations and maintenance programs, personnel and equipment.
• Assure the CFCR notification and CFIR processes are administered to DCM standards.
• Create a working environment that supports the O&M Continuous Performance Improvement Process which solicits new ideas to reduce risk and cost.
• Team with engineering management counterparts in other regions in the sharing of new ideas, methods and processes which support the goals and financial objectives of Wells Fargo CPG and provide the highest standard of professionalism, accountability and reliability in support of operational and business objectives.
• Participate in local professional trade organizations and training programs in order to stay current with technological trends of the industry.
• Provide technical support to Facility and Engineering staff on building related issues or challenges.
• Performs other duties as required to meet clients’ objectives and acts in other capacities when required
MINIMUM REQUIREMENTS
· 10+ years operational experience with responsibility for leading teams in a service environment, including 5+ years’ experience in commercial real estate services.
· Demonstrated leadership skills in managing people and customers. Strong oral and written communication, negotiation and analytical skills.
· Strong strategic thinker and planner. Ability to develop and create alternative ways to proceed way forward.
· Strong analytical ability to think about all the factors that might affect a situation, recommend and execute solutions.
· Strong organizational skills, complements abilities, i.e. how resources can be arranged for maximum productivity.
· Strong judgment, problem-solving and crisis management skills.
· Excellent interpersonal and relationship building skills.
· Fundamental skills in critical systems such as emergency/stand-by generators, automatic transfer switches, un-interruptible power supply (UPS) systems, power distribution systems, UPS batteries, etc.
· Technically proficient in operations of Building Management Systems, Life Safety Systems, CMMS, Microsoft Office, Power Point, Visio and Microsoft Outlook software.
· Extensive electrical, mechanical & plumbing knowledge of commercial facilities with a very strong background in critical data center operations.
· Electrical or Mechanical Engineering degree or equivalent combination of technical experience and training is required.
· Proven record of providing excellent internal and external customer service
· Global, National Regional experience
Estimated compensation for this position is:
120,000.00 – 155,000.00 USDThe pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
